Bears Paw - Phase 6: On July 15, 2025 Council received the staff report Bears Paw Heights - Phase 6 -south side of Spruce outlining a request from the developer to purchase additional land from the Town, which is subject to a Crown Land Reverter, in order to develop a larger fee simple low-density subdivision (“Phase 6”). At that time, Council directed staff to continue working with and negotiating with the developers of Bears Paw Heights.
Since that time, the developers and staff met several times and the developers decided to focus on developing within their parcel and decided to withdraw their request to purchase a portion Town land . At the Oct. 7 meeting, Council directed staff to proceed with informing the Province that the application to purchase a portion Lot 1 NEP18094 PID 012-497-533 is withdrawn.
As part of this discussion, the developers made a presentation and shared their intention to submit a new Official Community Plan (OCP) and zoning amendment by law to short term rent the Sevens at 1551 Bowle-Evans Road, If approved, this would allow for the developer to fund the required Booster Station upgrades and the Sevens and Phase 6 could proceed.
Once an application is submitted by the developer, it will be presented to Council for consideration and if first reading is given proceed to public notice and public hearing.
12th St. S Lift Station Pumps and Pipes Capacity Increase Front-ending: Council voted to approve front-ending the 12th St. S Lift Station Pumps and Pipes Capacity Increase Project and directed staff to include the proposed connection fees in the upcoming Sanitary Sewer Collection Rates and Regulations Bylaw update.
It is intended that the fees would be charged until the Town is reimbursed by development for its cost to front-end the work.Learn more here.
